What do I need in order to qualify for an apartment?

In order to qualify for our rentals, we look at a few different things. We’re looking for applicants who earn three times the listed monthly rent. We want to ensure affordability and comfort to all of our prospective tenants. We do run a credit and background check where we look for a credit score of at least 600 and a passing criminal record. Good references also make for great applications.

My credit score does not meet your minimum requirement. What are my options?

We try to help everyone the best we can to find their next home. If you have bad credit, don't worry, we look for at least one of the applicants on the lease to have a score of 600. If nobody in your household meets that criteria, we can still work with you and a cosigner.

Do you accept housing assistance?

Most, not all, of our properties are able to accept different forms of housing assistance such as Section 8. If you do receive housing assistance, list it on your application along with any other income that you receive.

Tenant FAQ

How do I communicate that something needs to be done in my apartment?

The best and easiest way to submit a maintenance request is by logging into your tenant portal. There, you can easily track and manage all of the projects in your home.

I'd like to add someone to my lease, what has to be done in order to achieve this?

Every situation is a little different. In most cases, this additional roommate would need to go through the application process in order to be added onto a lease. However, the best thing to do is get in touch with your tenant manager to discuss the particulars and details.

Do I need renters insurance and how can I purchase it with you?

When signing a lease agreement with us, we do require that your carry renters insurance to protect your personal belongings. We've partnered with MSI to provide a fast, affordable way to get covered. All you need to do is login to your tenant portal, click the renters insurance notice at the top of the page and follow the instructions to purchase coverage. We're working on building local relationships to support the communities we serve. Stay tuned for more updates.

If you've already purchased Renter's Insurance, simply upload your proof of coverage in your Tenant Portal.

Who handles the middle of the night calls?

We do! We are on call 24 hours a day, 7 days a week. Why worry you? That's why you hired us isn't it? We prioritize and handle all calls accordingly. Taking the stress of leasing your property out of the equation.

How will you find tenants for my property?

Your property will be advertised on our website and other rental marketing platforms; including Zillow,, Craigslist, Facebook Marketplace & More. We also throughly screen all applicants. You will provide us with a Property Information Sheet so that we are up to date with all the necessary information.

Do I get to help assist in the final approval for a tenant?

Absolutely! We want you to be comfortable with who is living on your property. We can provide you with a comprehensive application package letting you get to know your new tenant before they move in. With our tenant screening system, we find you the best of the best.

How do you screen tenants?

Our property management system allows us to request the latest credit, background and evictions records for any applicant. We prefer applicants to have a credit score of 600 and no recent defaults. The background check pulls records from national and state databases allowing us to see criminal activity on a local and inter-state scale. We can also find out if the applicant has been evicted in the past.

Does your team do your own maintenance and check-ins on the property?

Our team and network allow us to handle routine maintenance, unit turnovers, plumbling, electrical work and more. We regularly check in on empty properties and units to ensure their well kept so your building is protected and running even when nobody's home.
